In short
To rent in Islamabad: set a budget that includes the advance and bills, shortlist verified listings in your preferred sector, visit at different times of day, confirm the owner's identity, sign a written tenancy agreement, pay the advance and first month's rent, and register as a tenant with the local Islamabad police station.
1. Decide what you need
Start with who will live there and for how long. Students and single professionals usually look for a room or a small flat. Small families often choose an upper or lower portion, which gives a full floor with its own kitchen and entrance at a lower rent than a whole house. Larger families usually need a 10 marla or 1 kanal house.
- Room: cheapest option, often furnished, sometimes with bills included
- Portion: a full floor of a house; ask for a separate gate and meters
- Flat / apartment: check lift, parking, backup power and maintenance charges
- House: most space and privacy; compare 5 marla, 10 marla and 1 kanal
2. Set a realistic budget
Your monthly budget should include rent, electricity, gas, water and internet, plus any maintenance charges. Up front, most landlords ask for an advance (security deposit), commonly one to three months' rent, plus the first month's rent, and the agent's commission if you use one.
3. Choose the right sector
Central sectors are closer to offices and markets but cost more. Western sectors such as G-13, G-14, G-15 and G-16 offer newer homes and better value, with access to Srinagar Highway and the airport. Visit the area in the morning and evening to check traffic, noise and water supply.
4. Check the property and the owner
- Confirm the person renting is the owner, or has the owner's written authority
- Check water supply and tank capacity, gas pressure, and electricity meters
- Ask whether the meters are separate (important for portions)
- Note existing damage and take photos before you move in
5. Sign a written tenancy agreement
The agreement should state the rent, the advance amount and when it is returned, the annual increase, who pays for maintenance and repairs, the notice period, and the lease length. Both sides keep a signed copy, along with copies of each other's CNIC.
6. Register as a tenant with the police
Tenant registration with the local police station is required in Islamabad. You will normally need the signed tenancy agreement, CNIC copies of the tenant and owner, and photographs. Landlords and agents can usually guide you through the current process.
